Replace the original roof section
The back slope is at the end of its useful life and the inspection found exposed fasteners near a past patch. Handle it before water reaches the attic sheathing.
Kitchen cabinet refresh
The kitchen is dated but functional. Paint, hardware, and lighting can wait until the roof risk is off the table.
This improves daily use, but waiting does not increase repair risk.
Guest bath cosmetic update
The fixtures are worn, not failing. Keep this parked unless you decide to sell within the next year.

Heat pump replacement
The 1998 system is still cooling, but efficiency is low and the inspection noted rust at the condenser base. Start the reserve before it becomes an emergency swap.
Why this order
The roof comes first because the inspection found an active path for water. It is the one item here where waiting can turn one project into several.
The kitchen and guest bath are real quality-of-life projects, but they are reversible timing calls. Nothing in the sample inspection suggests they get more expensive if they wait.
The heat pump belongs in the savings lane. It is old enough to plan around now, but not more urgent than the roof unless performance changes.
