We weigh the real things: what's likely to fail next, what costs more if you wait, what you actually use, and what you'd genuinely enjoy. We don't optimize for resale value. We don't tell you to renovate the kitchen because HGTV says so. The plan reflects your home, your climate, your money — not a generic homeowner.

3. Your home record opens

A live app — not a PDF or report. Your priorities show up ranked. Each one has a rough cost range and a set of concrete options to compare. When you've made a call, you commit to one direction. The app tracks what's in progress, what's deferred, and what changed — so next year isn't a blank slate.
